【明报专讯】铜锣湾一线靓铺「可遇不可求」，令该区不时出现天价成交。代理消息指出，继老牌菜馆泉章居旧址，即铜锣湾宝荣大楼巨铺月前以11.5亿元成交，成为本港历年最大额铺位交易后，仅相距一条马路的波斯富街77至83号，一个面积约200方呎的蚊型铺，则以呎价取胜，近日以2亿元获承接，呎价达100万元之高，冠绝全港之余，更较旧纪录高出58%。有业内人士相信，上述物业之呎价有机会挑战全球铺王宝座。
今次成交的波斯富街77至83号地下K铺，面积只有约200方呎，由米兰站（1150）租用多年，并刚于上月续租，月租由16万元增至约20万元水平，加幅约两成半。代理消息称，该铺位刚以约2亿元成交，呎价高见100万元，为本港历年最贵呎价铺位，若以月租20万元计，租金回报只有1.2厘，属偏低水平。

代理称，虽然今次诞生的新铺王，并非位于铜锣湾人流最旺的罗素街或东角道，不过该铺位邻近罗素街、波斯富街及勿地臣街交界之马路口，故人流亦有一定保证。美联工商铺商业部董事黄汉成亦指出，铺位面积仅200方呎，即使呎价贵绝全港，但以总成交价2亿元计，在区内亦不算巨额成交，因此推高铺位成交呎价。但他亦形容，若上述成交属实，呎价的确「夸张」，甚至是「不能相信」，估计有关呎价除创全港新高外，更有机会是全球最贵铺位。
三街汇点人流有保证
事实上，上述铺位之成交价，除创下本港新高外，亦较旧纪录超出58%之多。数据显示，位于该铺斜对面的波斯富街76号地铺，于去年1月就获英皇（0173）以3.8亿元购入，物业面积约600方呎，呎价63.3万元，当时已成为市场一大奇闻，但与今次成交之铺位相比，只是「小巫见大巫」。
代理界指呎价挑战全球新高
随着铺位造价水涨船高，带挈业主亦盆满钵满，原业主为一名陈姓投资者，于09年7月购入上址，当年成交价只为4990万元，若以成交价2亿元计，账面劲赚超过1.5亿元，物业在3年内升值高达3倍。
数据显示，随着消费力惊人的内地自由行人数有增无减，铜锣湾波斯富街一带近期连环录得多宗巨额成交，当中最大额的要数宝荣大楼地铺及1、2楼一篮子铺位，即泉章居旧址，物业地铺面积约2686方呎，总楼面则涉约23,932方呎，连90呎外墙大型广告位，于本月初便以11.5亿元成交，呎价48,052元，早前有消息指新买家为内地建筑商丽柏集团老板刘军或有关人士。
