【明报专讯】铜锣湾一线靓铺「可遇不可求」,令该区不时出现天价成交。代理消息指出,继老牌菜馆泉章居旧址,即铜锣湾宝荣大楼巨铺月前以11.5亿元成交,成为本港历年最大额铺位交易后,仅相距一条马路的波斯富街77至83号,一个面积约200方呎的蚊型铺,则以呎价取胜,近日以2亿元获承接,呎价达100万元之高,冠绝全港之余,更较旧纪录高出58%。有业内人士相信,上述物业之呎价有机会挑战全球铺王宝座。
今次成交的波斯富街77至83号地下K铺,面积只有约200方呎,由米兰站(1150)租用多年,并刚于上月续租,月租由16万元增至约20万元水平,加幅约两成半。代理消息称,该铺位刚以约2亿元成交,呎价高见100万元,为本港历年最贵呎价铺位,若以月租20万元计,租金回报只有1.2厘,属偏低水平。

代理称,虽然今次诞生的新铺王,并非位于铜锣湾人流最旺的罗素街或东角道,不过该铺位邻近罗素街、波斯富街及勿地臣街交界之马路口,故人流亦有一定保证。美联工商铺商业部董事黄汉成亦指出,铺位面积仅200方呎,即使呎价贵绝全港,但以总成交价2亿元计,在区内亦不算巨额成交,因此推高铺位成交呎价。但他亦形容,若上述成交属实,呎价的确「夸张」,甚至是「不能相信」,估计有关呎价除创全港新高外,更有机会是全球最贵铺位。
三街汇点人流有保证
事实上,上述铺位之成交价,除创下本港新高外,亦较旧纪录超出58%之多。数据显示,位于该铺斜对面的波斯富街76号地铺,于去年1月就获英皇(0173)以3.8亿元购入,物业面积约600方呎,呎价63.3万元,当时已成为市场一大奇闻,但与今次成交之铺位相比,只是「小巫见大巫」。
代理界指呎价挑战全球新高
随着铺位造价水涨船高,带挈业主亦盆满钵满,原业主为一名陈姓投资者,于09年7月购入上址,当年成交价只为4990万元,若以成交价2亿元计,账面劲赚超过1.5亿元,物业在3年内升值高达3倍。
